Our End-to-End Development Process
Find and secure the right site
This stage focuses on identifying land that is suitable for development and securing control of it in a way that makes the project viable. It begins with defining the objectives of the project, such as the type of homes to be delivered, the target market, and budget constraints. Potential sites are then assessed against practical criteria including location, access, planning status, size, local demand, and physical constraints such as ground conditions or nearby infrastructure. Financial feasibility is a critical part of this stage, involving early cost estimates and high-level financial modelling to ensure the site can support the intended development without excessive risk. Once a suitable site is identified, the process moves into negotiation, due diligence, and ultimately securing the land through purchase or agreement, subject to any necessary conditions being satisfied.
Entitle, design, budget
Pre-development is the planning and preparation phase where ideas are converted into a deliverable project. During this stage, detailed investigations are carried out on the site, and a professional team is assembled, typically including planners, designers, engineers, cost consultants, and legal advisors. The development is then designed in sufficient detail to meet planning, technical, and regulatory requirements, while remaining aligned with cost and programme targets. Planning permissions and other statutory approvals are obtained during this phase, often through engagement with local authorities and stakeholders. At the same time, a detailed budget and construction programme are developed and refined, and financing arrangements are finalised. By the end of pre-development, the project should be fully defined, approved, costed, and ready to move into construction with a clear understanding of risks and responsibilities.
Build and deliver
The construction stage is where the project is physically delivered. It begins with preparing the site, including groundworks, foundations, and installation of essential utilities such as water, power, and drainage. For modular construction, this stage also includes the off-site manufacturing of building components in a factory-controlled environment, while site works progress in parallel. Once the site is ready, the modular units are delivered and installed, followed by completion of the structural assembly, internal finishes, and external works such as landscaping and access. Throughout construction, quality control, inspections, and compliance checks are carried out to ensure the homes meet design specifications, building regulations, and warranty requirements. Effective coordination and project management during this phase are essential to control costs, maintain programme certainty, and achieve consistent build quality.
Certify and hand over
Closeout is the final phase that transitions the project from construction to occupation or operation. During this stage, comprehensive inspections are undertaken to confirm that the homes have been built in accordance with approved plans, regulations, and quality standards. Any outstanding defects or minor issues, often referred to as snagging, are identified and resolved. Regulatory approvals and certifications, such as building control sign-off and warranty documentation, are obtained to formally confirm compliance and enable lawful occupation. Final project documentation is compiled and handed over, including certificates, warranties, manuals, and records of works completed. Once this process is complete, the homes are ready to be occupied, sold, rented, or managed as part of a long-term investment, with the project formally closed out and transitioned into its operational phase.
